Assessment Ceiling Increase Passes, Thanks to Over 70% of Voting Residents In Favor

The 18-month campaign to increase the assessment ceiling in Stedwick ended on Wednesday night, August 17, 2011, with 70.4 percent of the 452 ballots cast in favor of the increase. The Board thanks the residents for supporting this vital action to move Stedwick forward.

This vote is a significant step for our community toward protecting property values, maintaining our infrastructure, ensuring the safety of residents, and improving quality of life for all. We can soon begin to restore vital routine maintenance work that was deferred over the past 2 years, including tree pruning and painting of street and curb markings.

Now we also will begin to restore our reserves funds to acceptable levels, consistent with other HOAs in Montgomery Village. This will take 3 to 5 years, barring no unforeseen developments or catastrophic events such as wind storms, snow storms, or unanticipated failures of infrastructure. 

Planning for Repairs and Replacement of Major Assets
Passage of the assessment ceiling increase is a first step toward restoring our reserves fund to acceptable levels.  Replacement of community assets will be possible in the long term but we need to bear in mind that many needs have been deferred over the past three to five years that must now be addressed.  Even with the increase, it will not be possible to address all the needs immediately.
